Position: Property Manager (Full-Time, On-Site)
Salary: $45,000 - $60,000 per year (commensurate with experience and benefits)

Overview:
We are seeking a full-time, on-site Property Manager to oversee the management and operations of our 50-acre community with 400 residential lots. This role involves managing all aspects of property operations, including maintenance, vendor coordination, and ensuring the community remains a safe and desirable place to live. As a key member of our team, you will work closely with clients, vendors, and other departments to ensure seamless community operations.

Key Responsibilities:

  • Property Management:
    • Oversee the daily operations of the property, including maintenance and repair of roads, street signs, street lights, utility boxes, community pool, fitness center, tennis courts, fencing, guardhouse, and gates.
    • Address resident inquiries and resolve any issues or concerns related to the property.
  • Facilities Maintenance:
    • Manage minor maintenance and repair tasks with approved vendors
    • Supervise and coordinate larger maintenance projects performed by contractors.
    • Conduct regular inspections to identify and address maintenance issues proactively.
  • Vendor & Contract Management:
    • Select, negotiate with, and manage relationships with vendors, contractors, and service providers.
    • Ensure that contractors adhere to contracts, specifications, and performance standards.
    • Manage project budgets, define scopes, obtain quotes, and present recommendations to the board.
  • Health and Safety:
    • Conduct regular safety audits and inspections to address any safety concerns promptly.
  • Emergency Preparedness:
    • Develop and implement emergency response plans for weather-related events and other emergencies.
  • Compliance:
    • Ensure compliance with all relevant regulatory requirements, codes, and standards.
    • Maintain accurate records and documentation related to compliance activities.
  • Community Relations:
    • Patrol the community to ensure compliance with community rules and regulations.
    • Foster positive relationships with residents and address any community concerns or complaints.
  • Customer Service & Coordination:
    • Work closely with clients, vendors, and residents to ensure effective communication and proper management of the community.
    • Demonstrate excellent customer service skills and manage multiple projects/tasks simultaneously.

Qualifications:

  • Proven experience in property management, including facilities maintenance and project management.
  • Strong leadership and management skills with the ability to supervise staff and coordinate multiple projects.
  • Excellent communication and interpersonal skills.
  • Knowledge of health, safety, and environmental regulations and best practices.
  • Current CAM (Community Association Manager) license required, or must obtain within the probationary period of 90 days.

Additional Requirements:

  • Proficiency in Microsoft Office (Word, Excel, Outlook).
  • Experience in community management, customer service, hospitality, or related industry.
  • Proficiency in typical business correspondence (grammar, structure, punctuation, spelling, etc.).
  • Strong customer service and conflict resolution skills.
  • Ability to work effectively with others in person and in group settings.
  • Strong time management and organizational skills with the ability to prioritize tasks and meet deadlines.
  • Effective and professional communication skills on phone, email, and in person.

Experience:

  • 3-5 years of maintenance or property management experience.
  • Minimum of 1 year of experience managing residential communities or similar settings.

Preferred Qualifications:

  • Ownership of tools required for job duties.
  • Professional certification in property management (e.g., CPM, RMP) is a plus.
  • Experience with residential communities and knowledge of systems and construction methods.
